We're looking for an experienced Sales & Project Developer to lead clients through the design and estimating process from initial inquiry to project handoff. This role blends sales, design coordination, and estimating, helping clients bring their remodeling visions to life while maintaining our high standards of transparency, care, and precision. The Sales & Project Developer reports to the Managing Project Developer, and is responsible for managing new client opportunities and guiding homeowners through the design and pre-construction process. You'll partner with our in-house design, estimating, and production teams to shape project scopes, budgets, and timelines that deliver both beauty and function. This is a client-facing role requiring a balance of relationship-building, strategic thinking, and attention to detail. You'll play a vital part in ensuring every client feels informed, confident, and cared for, while supporting Great Northern Builders' reputation for excellence and dependability.
Key Responsibilities
- Learn the GNB Core Values, Core Focus, and key SOP's as well as our Project Development program, manage new leads and conduct client consultations and walk-throughs.
- Develop detailed project scopes, budgets, and proposals using JobTread.
- Coordinate with design, estimating, and production teams to ensure project readiness.
- Guide clients through design selections, value engineering, and budgeting discussions.
- Communicate proactively with clients to maintain clarity and trust throughout development.
- Support company revenue and profitability goals through accurate estimating and efficient planning.
- Maintain thorough documentation, communication logs, and task management within JobTread.
- Community networking during and after-hours as required by the company marketing plan, and to develop and nourish your community ties necessary for success in the role.
Qualifications
- 3 or more years of experience in remodeling, residential construction, or design-build sales.
- Strong understanding of construction processes, materials, and project budgeting.
- Proven ability to guide clients through complex design and decision-making.
- Excellent written and verbal communication skills.
- Highly organized and detail-oriented; able to manage multiple projects at once.
- Experience using construction management or CRM tools (JobTread experience preferred).
- Collaborative, team-oriented approach and a passion for craftsmanship and clarity.
- A love of the Sale.

Compensation & Benefits
- Full-time, W-2 Employee position.
- Work Setting: On-site with local travel to client locations.
- Base salary of $40,000/year plus commissions of $35,000+ if your sales target is met. This is a salaried position with additional commission opportunities; it is not commission-only.
- PTO: 2 weeks to start; additional PTO after 2 years (must follow Time Away Preparedness Procedure).
- Paid Holidays: New Year's Day, Memorial Day, Independence Day, Labor Day, Thanksgiving + Friday after, Christmas Day, and half-day Christmas Eve (when applicable).
- Retirement: SIMPLE IRA with 3% company match after 90 days.
- Health Insurance: Employee premium covered up to $500/month.
